Home Inspection, Discovery, and Disclosures
The time we have to do are inspections and review disclosures is extremely important. Hiring, at the very least, a home inspector and termite inspector, is of the utmost importance and depending on items found there may need to be additional inspections. This period also allows for negotiations and/or cancellation for items you have found unacceptable. Let me help guide you through this process to ensure the home is right for you and there aren't any surprises after close of escrow!

Title Reports, HOA Disclosures, Affidavit of Disclosures, C.L.U.E reports, Well and Septic Disclosures
Within the Arizona Real Estate Contracts, there are many time frames that need to adhered to so your earnest money can be released back to you if you find something unacceptable in these reports. Let me help guide you through this process, bring to your attention items that may cause concern and make this process as easy as possible for you!
Signing and Walk Through
Signing: I will be at your signing at the title company as we get ready to close. Before you sign, I will review the final settlement sheet to make sure it is accurate. I will also be requesting, if you have a loan officer, that they be there as well. It makes for a much smoother experience when all parties are present if any questions or concerns arise.
Walk Through: The walk through is our last important step as we proceed to close. The walk through ensures all repairs are completed and the house looks as it did when you first saw it. If there are concerns or issues this is the time to remedy them! I am with my buyers on every walk through..not assistants or other agents who have not been 100% apart of the transaction from the very beginning!
